Every day for me starts with market research over coffee– I search for new listings that may match my buyers, think creatively about what options we’re not thinking about may be good fits, and get a better idea of what homes in your target neighborhood are doing. In this market, you need someone who checks the market every morning. Great homes listed at midnight will be in my queue by 6:30am, and if its something we need to see, you’ll know it as early as is appropriate.
If you see something on Zillow, chances are that its taken 7-10 days to syndicate and may already be under contract– work with someone who is going to furnish you with the information you need the moment you need it.

Due Diligence and Earnest Money
What do these mean? Quite simply, they will be part of your offer, and credited to your downpayment– though you are paying them early in the process after we get you under contract.
Due diligence is nonrefundable– it is the consideration you offer to entice the seller to take their home off the market. Once your home is under contract, its yours until it isn’t. A strong due diligence fee will make your offer more competitive as the seller knows they can keep it if you don’t close. During the due diligence period, we will inspect and work out financing to get you 99% of the way to the finish line.
Earnest money is additional consideration paid up-front– again, it counts towards your downpayment, but if we determine it isn’t the right house, we can get this back.
A home warranty is essentially an insurance policy on major appliances in your new home– think big-ticket items like HVAC, kitchen appliances, furnace, roof. If you have one, you generally pay a small deductible to get the items fixed or replaced.
I like to ask sellers for these up-front, but may hold out if we are in a multiple-offer situation and need to put our best foot forward. If our inspection deems one necessary, we will find a way to obtain one.
