This simple question is one that needs to be answered right away. Why should a homeowner trust you to sell their home in the shortest amount of time and for the most amount of money? What knowledge and experience do you bring to the table to ensure a smooth transaction?
Right now, Chad is in his second year in the Charlotte market. Single-family homes listed by Chad have sold in an average of 10.2 days on market, well above 99% of original list price. Attached (condos, primarily) have spent a little bit more time getting sold based on the homogeneity of the product, but sold pricing– average of 97.9%– is still terrific.
Most importantly, Chad continues to sell your house even when under contract. Only one buyer has gotten cold feet on a contract for homes he’s listed in Charlotte. Nothing is worse than getting under contract, spending days, weeks, or MONTHS off the market– only to have a deal fall through.

Under Contract– Now What?
Getting a buyer into your home, negotiating terms that work for you, and getting under contract are a great start to getting your home sold, but not the whole battle.
Buyers have the right to inspect the property, and may ask for fixes or credits from you as the process goes along. My rule of thumb is to always be reasonable, and fix what may be a risk to the livability of the home. If the buyer is financing the home, the price will be subject to an appraisal. While we don’t necessarily have to come down to the appraised amount, the buyer will have to come up with cash to cover those expenses– so its something we want to address early. Read more here.
As part of my services, I offer a home warranty at no additional charge to sellers and their prospective buyers. This out-of-pocket cost for me does two things:
- Seller coverage ensures that any major failures that take place before we close the sale of your home are covered with an inexpensive deductible for you;
- Our willingness to offer one allows buyers to proceed with making a strong offer with more confidence.
Did you know that listings offering a home warranty in the Charlotte market sell for 1.1% more, on average? I’ll take the hit on that and net YOU more money.
